Post-Construction Window Cleaning in San Diego
Why New Windows Are Never Really Clean
Construction puts things on glass that regular window cleaning was never designed to handle. Manufacturer labels and decals bake onto panes sitting in the San Diego sun. Painters’ sprayers leave fine overspray drifting across every nearby window. Stucco crews — and San Diego builds a lot of stucco homes — splatter mortar and cement that hardens like rock. Inside, drywall sanding coats interior glass in a fine white film, and glaziers leave silicone smears and caulk residue around every frame.
New developments add another layer: in fast-growing areas like Scripps Ranch, Rancho Peñasquitos, and the inland corridors, concrete dust and grading debris blow across entire streets of new homes for months. Coastal remodels in La Jolla and Del Mar combine construction residue with the salt film that was already there. Until all of that is properly removed, even brand-new windows look hazy, spotty, and unfinished.
Our Post-Construction Cleaning Process
Post-construction work follows a different sequence from standard window cleaning, because the debris is different:
- Dry debris removal. Tracks, sills, and frames are brushed and vacuumed first — grinding grit across glass is how scratches happen, so loose debris comes off before anything wet touches the pane.
- Sticker and label removal. Baked-on manufacturer labels are softened with steam and lifted with adhesive removers that do not damage frames or coatings.
- Paint and overspray removal. Professional scrapers with fresh, properly-angled blades remove paint specks and overspray. Every blade is tested on an inconspicuous area first — technique matters more than force.
- Stucco and mortar spots. Hardened splatter is softened and lifted with targeted treatment, not chiselled at.
- Full purified-water wash. Once debris is gone, glass gets the same purified-water wash and squeegee finish as our standard service — no soap residue, no spotting.
- Frame, sill, and track detail. Construction dust hides in tracks and weep holes; we clean them out so the first rain does not wash grime back onto your clean glass.
- Final walkthrough. We inspect every pane with a punch-list mentality before calling it done.
What We Never Do to New Glass
Post-construction cleaning done carelessly ruins new windows — so our rules are strict. We never scrape tempered glass without testing first, because microscopic fabrication debris on some tempered panes can drag under a blade and scratch. We never use harsh acids near new frames, seals, or low-E coatings. We protect fresh paint and siding with ladder standoffs, and we wear shoe covers inside finished homes. If a pane arrives from the manufacturer already scratched or defective, we document it and flag it to you rather than working over it and taking the blame.
Who We Work With
Homeowners — finishing a remodel or moving into a new build and realising the windows are the last thing standing between you and done. General contractors and builders — final window cleaning scheduled around your handover date, with invoicing that fits your process. Property managers — turning over newly renovated units. Real estate agents — prepping listings where photography-ready glass directly affects the sale. Whether it is a single-room remodel or a full new build, we scale the crew to the job.
Post-construction cleaning pairs naturally with our Residential Window Cleaning service for new homes and our Commercial Window Cleaning service for new offices, retail, and multi-unit buildings.
Frequently Asked Questions
Is post-construction window cleaning different from regular window cleaning?
Yes. Regular cleaning removes dirt, salt, and water spots from in-service windows. Post-construction cleaning removes construction debris — stickers, paint, stucco, silicone, drywall dust — which requires scraping, adhesive removal, and a different work sequence. It takes longer per pane and is quoted as a separate service.
Can you remove paint, stickers, and stucco from glass?
In almost all cases, yes. Paint overspray, baked-on labels, silicone smears, and hardened stucco splatter all come off with the right products and technique. The honest exception is glass that was scratched or chemically damaged during construction itself — we will identify that during the quote rather than promising what cleaning cannot fix.
Will scraping scratch my new windows?
Not when done properly. We use professional-grade scrapers with fresh blades at the correct angle, and we test every new glass type first — including a specific check for the fabrication-debris issue that affects some tempered panes. Careless scraping scratches glass; careful scraping does not.
When should post-construction cleaning be scheduled?
After all dusty work is finished — drywall sanding, painting, stucco, and landscaping grading should be complete, or dust will resettle on clean glass. Most clients book us in the final week before move-in, handover, or listing photography.
Do you work directly with builders and contractors?
Yes. We regularly handle final window cleaning for builders and general contractors across San Diego County, scheduling around handover dates and providing the documentation your process needs. One call covers the whole punch list.
